Good yet to have more improvement.

The location, service, cleanliness was very good. walking distance to High Street, convinience, and some malls and bars. Walking outside the street is soo friendly.

Only three things that i didnt like about: First, the elvator- there were too many elevator available for all the guests yet even the staff were also using it for their seevive which is i guess not supposed to. Second, the elevator was the reason why i came late downstairs for my grab and when i asked the staff for help to just connect to wifi so i can contact my grab, unforntunately they gave me a NO answer with a snob look. Third, the sink in the bathroom and kitchen were clogged. We are having a hard time to use as it clogged and the Aircon- every single night is making a noise. We did give the report to the staff about the noise like its going to explode sound like so we needed to switched it off and use the fan. The staff told us that theyll call a technician to check on it but then until we left, no one came. Other than that location and service from security specifically were very polit and friendly.

Owner is polite and kind.

Air con is broken - making weird howling noise in the middle of the night. Had to turn it off and find a tower fan to at least make some air flows. That is broken as well. So need to resort to last choice of old dusty fan. Water does not drain well everywhere - kitchen sink, shower room, wash basin. Every fabric - towel, blanket, bedsheet - smells like it get soaked in a detergent buggy and didn’t rinse.

I would stay here again if I had appointment with St Lukes. It is a convenient location.

Everything in the room was great. The surrounding area was too, but, it was just too congested. We were on the 25th floor and can hear traffic from 5am to 11pm. If you can deal with the traffic and congestion then this room is a very nice and reasonably priced accommodation.

I would upgrade the bathroom sink to complete the makeover and bring it up to date with the beautiful room decor.

Very comfortable and great location

Great location - short walking distance to Bonifacio Global City and Market Market. Strong air conditioning and good water pressure in shower.

Poor instructions from owner regarding where to find extra towels and bedsheets. These items were stored in a cabinet above the TV instead of in a drawer or closet, so it was difficult to find them.

Location: Excellent. Facility: Fair

be ready for surprises if you book residential wing instead of Hotel. Despite all shortcomings, Mr. Paul the property Manager was kind enough to attend to my concerns. Thanks to him for his hospitality.

Basic requirements are not catered to. Complimentary water not provided, cleaning services not provided, poor wifi, no access card (they had issue with service provider). No coordination with F1 hotel property and F1 Residence though both are in the same building.

Room was as in the photos - well kept and clean. The location is superb, very convenient for people not too familiar with Manila. Property hosts were very responsive and accommodating as well. Will definitely book again!

We enjoyed our vacation in Manila. It was important to stay in a 1-level place

Best location ever. Staff very friendly. We stayed in a residential apartment and requested from the owner for an iron and iron board. Paul, the caretaker of the place immediately came with the items, even though they were somewhat old but useable. Air con was great but had it off at nighttime as my husband had a cold. We stayed for 2 days only and the place had a “homey “. Lea, the attendant in the lobby, was very friendly gave us our room key. The bed was very comfortable and bathroom and shower was decently a good size. Open floor plan is excellent ...clean apartment , large drawers and cabinet with a lot of hangers were provided

Furniture was a bit dated and bulky The green partition between bed and couch is a negative....maybe it should be taken out and replace with a folding screen. TV was not clear Couch should be replaced

Good option for staying in Manila for an apartment type of stay.

It was nicely decorated and spacious. It was in a great location. The price was fair. I liked that there was no housekeeping room service unlike a typical hotel. Paul is a nice guy.

It felt more like an Airbnb instead of a hotel since the place felt like someone else was living there. It was a bit messy. The couch was broken on one side. Drain in the shower was clogged. One of the room keys given to us didn't work. We asked for a safe beforehand and it wasn't there. There is a certain female staff member that didn't seem to care and seemed to always say, "Ask Paul". There is a room service menu in the room, but we're not allowed to use room service. We used it once and then the next time we were told we couldn't. There is confusion among the staff about the services that we're allowed to be part of. Some say the breakfast buffet is included and some say it isn't. There were two alcohol boxes in the room. One had a bottle, the other didn't. There were shot glasses. There was confusion about whether we could drink it. The Wifi wasn't initially working, but a restart made it work. While we were staying there, a bill came under the door saying the taxes were past due for the residence. The lounge looks like it needs maintenance. It doesn't look like what the pictures on the website show. Where is the grass? The pools are cold. Heated pools would be great! Bed was stiff. Some lights didn't work. The beauty dresser wasn't even plugged in. There are ants.

The location is excellent very close to the High Street and a variety of shops and restaurants. The unit also includes parking, which is a great bonus in the area. Yet, note that it is paid parking.
